Everything was good value, had an excellent stay also for exploring the area of the Portsmouth old town. It was fairly clean and the staff were exceptionally kind, beds were exceptionally comfortable. The bedroom was functional and recently renovated. The breakfast at the place was lovely and absolutely superb with seaview. The location was marvellous and lovely, for example, Oceanarium was a 10-15 minute walk from the hotel.

I truly enjoyed the stay and couldn't recommend more the venue. The English breakfasts were enjoyable. The location was great and stunning, on condore ferries to Guernsey, and the view was pleasant, too. Visited The Jolly Sailor for a few drinks, it was at a short distance from the hotel, recommend.
Didn't like the area, it was unwelcoming.

The location was excellent and amazing in a very nice area, near St Mary's Church and Portsdown Hill to the right, the sea-wonderful and the sea front which is a 30 minute walk into gun wharf. Also, a Clarence pier was easy to reach. The stay for the Christmas Party night on 14th December 2019 certainly was good value.

Bonus point for all the expected facilities, so much space and tea, coffee. We appreciated staying at best western royal beach. The area contains some restaurants like Gyroland within 5 minutes' walk. Honestly nothing bothered us. Good base for city trip in Portsmouth.
